Typical rent in Nephi runs about $1,200 for a 1-bedroom, $1,550 for a 2-bedroom, $1,750 for a 3-bedroom and $2,200 for a 4-bedroom. Here’s what changes the price, what to add for your true monthly cost, and how Nephi compares with Utah County.
Bedroom count is the biggest factor in what you’ll pay. These are typical asking rents for Nephi apartments today, next to the published rents at our own two communities so you can see real examples.
Singles, students, remote workers and downsizers. Inventory is thin, so good units go fast.
Couples, roommates, small families or a home office. The most competitive category.
Families, full-time remote workers and longer-term renters who need a flexible extra room.
Large and multigenerational households. Very few 4-bedroom rentals exist in Nephi.

How these figures work: “typical” rents reflect current asking rents for Nephi apartments, including our own listings. Nephi has few rental buildings, so a single newer property can shift the average. Ray’s Apartments shows you can rent below the typical figure in an older building. Always confirm current pricing with the property.
Nephi is the Juab County seat, right on I-15, with a much smaller rental supply than Provo or Orem. Two apartments with the same bedroom count can differ by hundreds of dollars for these reasons.
The biggest single factor. Each added bedroom typically adds $150–$450 a month in Nephi.
Newer construction and modern kitchens price higher than older buildings with the same layout.
Some small landlords include water, sewer and trash; most larger properties bill them separately.
Assigned spaces, a garage or in-unit laundry each change the real value of the rent.
Monthly pet rent and deposits add up. At Priority Homes, a pet is $150 a month plus a $500 one-time charge.
Hybrid and remote workers moving south for lower housing costs keep newer Nephi units filling quickly.
Renter takeaway: don’t judge an apartment by sticker rent alone. A higher rent that includes utilities and parking can cost less each month than a cheaper unit that adds them back.
Add the same costs to every apartment you’re considering before you compare. Enter your own numbers; nothing you type is saved or sent anywhere.
Many renters look at Nephi because Utah County rent has stretched their budget. The honest comparison goes beyond the rent number to what you get for it, and what the drive costs you.

Two apartments at the same rent can be hundreds apart once utilities, parking and pet rent are added.
Pet, guest, parking and renewal rules can cost more than a small rent difference.
Closets, pantry and garage space matter far more once you’ve moved in.
Daily Utah County drives add fuel, wear and time. Test the route at rush hour.
We lease two locally managed communities, one below the typical Nephi rent and one at it. Known management and real availability beat guessing from classified listings.
$1,300–$1,450 / month
An established 16-unit community on South Main with practical 2- and 3-bedroom layouts.

If you expect to stay in Nephi five years or more, compare your rent with owning a townhome. Ownership adds a garage, a yard and equity potential, along with an HOA, repairs and closing costs. Use a real lender quote, not a rule of thumb.
Typical rent in Nephi is about $1,200 for a 1-bedroom, $1,550 for a 2-bedroom, $1,750 for a 3-bedroom and $2,200 for a 4-bedroom. Older buildings can rent for less; Ray’s Apartments lists 2 bedrooms at $1,300. Confirm current pricing with the property.
Generally yes for the same bedroom count. In October 2026 RentCafe put average rent at $1,931 in Provo and $1,721 in Orem across all unit sizes. The trade-off is a longer commute and fewer shops and restaurants.
Utilities, internet, parking fees, pet rent, renter’s insurance, and up-front costs like application fees, the security deposit and any pet deposit.
Yes. Many Nephi apartments allow pets with monthly pet rent and a deposit. Priority Homes allows one pet with approval: a $500 non-refundable charge plus $150 a month.
