Private Ownership –  As shown on the planned unit development plan, the owners of each unit will own and be deeded the unit space.  That is also known as private space on the approved plan.

Limited Common Ownership –  This ownership consists of two main areas.  The first is the driveways that lead up to each unit.  This is space owned by the HOA, but is consigned to each property unit holder.  Meaning that each unit owner has full rights to this ground.  No other owners or visitors may use this space, only the owner whose unit it serves.  The owner also has responsibilities for snow removal during the time of winter months. The second area is the concrete pad that is behind every unit.  This pad will be approximately 20 feet by the width of the unit.  This is property that is owned by the HOA, but services the individual unit owner.   Same policy applies to this ground as the driveways.  This property may be fenced off by a privacy fence paid for by the developer.  The fencing will be white in color and 6 feet tall in height.

Common Ownership –  This property is owned by the HOA.  This is all of the property that is known as sidewalks, landscaping, open areas, grass, rock and any added amenities.  This can not be altered, adjusted, owned or manipulated by the individual unit owners.  This property is maintained, discussed and managed by the voted HOA management group.  This group will be from the unit owners and will be in place at the completion of the developers building.

Fencing – What will be fenced by the developer? 

The developer will provide exterior fencing for the project.  The fencing will be 6 feet tall and will be white in color.  The developer will also provide a partition fence between each individual unit on the back concrete located in the limited common area.   They will pay for the privacy fence and gate to each unit.
